欠发达地区城镇低效住宅用地再开发居民意愿影响因素分析——基于结构方程模型的实证

摘要:

基于欠发达地区低效用地再开发复杂的产权问题,探索影响居民参与改造的主要因素,对促进新型城镇化建设具有重要意义。基于分布式认知理论(Distributed Cognition Theory),结合研究区295份居民调查数据,采用结构方程模型(Structural Equation Modeling)进行理论模型验证并定量分析。研究结果表明:模型总体拟合效果较好,“个人力”、“文化力”与居民意愿呈正相关关系,“地域力”与居民意愿呈负相关关系;居民改造意愿受认知层次的显著影响,“文化力”、“个人力”、“地域力”分别是最主要、关键、重要层次;平均月收入是影响“个人力”的主要因素,人均居住面积和房屋建筑时间是影响“地域力”的主要因素,拆迁补偿满意度和土地情结是影响“文化力”的主要因素。研究结果可为欠发达地区低效住宅用地再开发提供科学依据。

Abstract:

Based on the complex property right problems of the reconstruction of underused land in underdeveloped areas, we explored the main factors that affected residents’ participation in the reconstruction, aiming to promote the construction of new urbanization. Based on the distributed cognition theory and combined with the survey data of 295 residents in the study area, the structural equation modeling was used to verify the theoretical model and quantitative analysis. The results show that the overall fitting effect of the model is fine, the individual force and cultural force are positively correlated with the willingness of residents, the regional force is negatively correlated with the willingness of residents. The willingness of residents to reconstruct is significantly affected by the cognitive level, the cultural force is the essential level, the individual force is the key level and the regional force is the important level. The average monthly income is the greatest influence factor on the individual force, the average living space per person and building age are the greatest influence factors on the regional force, and the relocation compensation satisfaction and residents’ deep attachment to land are the greatest influence factors on the cultural force. The research result provides scientific basis for the underused urban residential land readjustment in underdeveloped areas.
