The Influencing Factors of Residents' Willingness to Underused Urban Residential Land Reconstruction in Underdeveloped Areas: An Empirical Research Based on SEM

Abstract:

Based on the complex property right problems of the reconstruction of underused land in underdeveloped areas, we explored the main factors that affected residents’ participation in the reconstruction, aiming to promote the construction of new urbanization. Based on the distributed cognition theory and combined with the survey data of 295 residents in the study area, the structural equation modeling was used to verify the theoretical model and quantitative analysis. The results show that the overall fitting effect of the model is fine, the individual force and cultural force are positively correlated with the willingness of residents, the regional force is negatively correlated with the willingness of residents. The willingness of residents to reconstruct is significantly affected by the cognitive level, the cultural force is the essential level, the individual force is the key level and the regional force is the important level. The average monthly income is the greatest influence factor on the individual force, the average living space per person and building age are the greatest influence factors on the regional force, and the relocation compensation satisfaction and residents’ deep attachment to land are the greatest influence factors on the cultural force. The research result provides scientific basis for the underused urban residential land readjustment in underdeveloped areas.
